The Place at 2500 James (formerly known as Bay Harbour Apartments) is a 308 unit apartment building located in Baytown, Texas - part of the Houston-Sugarland-Baytown metropolitan area. The property was built in 1973 and occupies over 18 acres. Property features include a clubhouse, children’s playground, and volleyball court as well as oversized closets, large floor plans, and private balconies.

Houston, Texas is a booming market that is home to 2.5 million people and 24 Fortune 500 company headquarters within the metropolitan area. In addition, Houston is projected to grow by another million residents and add over 500,000 jobs in the next 10 years. Baytown is an economic anchor for the Houston metropolitan area. Besides being home to 70,000 residents, it is the headquarters of Exxon Mobile and in close proximity to the Port of Houston.

Purchased in foreclosure, The Place at 2500 James Apartments has until now been mismanaged and undercapitalized, with over a third of the units left vacant and rents below market average. The business plan for The Place at 2500 James involves reorganization of the property’s management and significant property renovations. Upgrades include a new pool, updated clubhouse, new appliances, and upgraded roofing. It is anticipated that these upgrades will produce higher cash flow which will be shared with investors through a preferred rate of return, and increased value which will be realized long-term through sale or re-finance of the property.
